Code Compliance
As Gilbert looks towards the future and the ever-changing landscape of our community, we have taken steps to promote a safe and attractive community that preserves our wonderful neighborhoods while continuing to attract small and large businesses. With the recent creation of a reasonable and well-thought-out “Community Preservation Ordinance”, Gilbert will now continue to age gracefully. Residents can trust that their communities will be maintained to the high standards they expect. Sensible and fair regulations are used to balance the rights of property owners, maintain our community and properties, and prevent the cycle of blight that cities experience as they age. Gilbert Code Compliance is a multi-faceted division that plays a vital role in Gilbert’s mission to be the City of the Future.

Planning
Imagine our town as a vibrant mosaic, with each piece representing a different facet of urban life. In our community, every square inch of land plays a crucial role. Gilbert’s planning area spans 72.6 square miles. From our medical campuses and employment corridors to residential neighborhoods and public parks, the way we utilize our urban space profoundly shapes our lives.
The voter-adopted General Plan 2020 establishes the land use pattern for 10 years and seeks to maintain a balanced land use framework. Let’s delve into the breakdown of land use within our town limits. The town’s land use predominantly centers around single-family residential areas, accounting for 67% of the total. This reflects a strong emphasis on housing. However, multi-family residential areas receive only 3% allocation, limiting high-density living options. Commercial spaces occupy 9.5%, supporting local businesses, while public facilities, comprising 12%, highlight essential services and amenities. Industrial zones cover 5%, playing a crucial role in economic activity, while office spaces make up 2.34%, indicating a smaller share of business hubs.
Land Use Framework
Our land use map is a snapshot of today, but it also offers insights into future possibilities. How might shifts in land use impact our daily lives or revenue used to fund town operations, services, and amenities? What opportunities for improvement and innovation lie ahead?
